Attorney Ned Corcoran presented for both Falconi Properties and Connelly Construction to the East Milton Neighborhood association, last Wednesday, September 27

While the Falconi Properties proposal saw some revisions from the version previously presented), the overall scope and the footprint of the project was largely the same, save for an increased set-back for Adams Court (the alley behind the Fitness Unlimited block).

The revisions seemed largely to be the result of the increased set-back at Adams Court and included a reduction in the number of apartments from 71 to 68 and reduction in the square footage for retail and office (floors one and two) from approximately 19,200 to 14,900.

The number of parking spots was also reduced from 117 to 115. There were some aesthetic changes as well including the addition of brick for portions of the building’s exterior.

Despite the extremely high temperature and humidity inside the East Church, where the meeting was held, attendance was very high and neighbors voiced many concerns about traffic, parking, schools, the sheer size of the project, and doubted any benefit of it to the neighborhood.

Elected officials expressed similar concerns,  voiced support for the neighbors, and encouraged a further dialogue among the developer, the town, and neighbors, to try to find something acceptable to all sides. Richard Wells, Katie Conlon, David Burnes, Bill Driscoll, and Walter Timilty were all in attendance.

Selectman Richard Wells stated, ‘Anything that is going to be added to the square cannot be putting added pressure on what already exists in the square.” Selectman Katie Conlon added, “A friendly 40B needs neighborhood support.” Selectman David Burnes concurred, stating that his support for the development is contingent upon the neighborhood’s support for the development.

Ned Corcoran also presented images and information regarding the Connelly Construction project. The project, proposed for 475 Adams Street, consists of demolition of the current structure and construction of a new, two-story structure with two offices on the first floor (1,000 square feet each) and two, small two-bedroom apartments above with parking for ten cars.

The new structure was shown as in keeping with the adjacent property (Jubinville building) in that it is a colonial style structure, clad in clapboard with a gabled roof. Those in attendance appeared not to oppose it. One woman commented, “This project looks pretty reasonable to me as compared to the Falconi project.”
